Maintenance Supervisor:
Wellspring is seeking a full-time Maintenance Supervisor to manage, plan, perform and direct all facility operations, including repairing, maintaining, and improving housing, offices and residential facilities. Multi-family property maintenance requires a combination of preventive care, routine upkeep, and rapid repair responses to ensure tenant satisfaction and asset longevity. Position will lead a small maintenance team, manage vendor contracts, ensure compliance with OSHA and local safety codes, and develop preventive maintenance programs to ensure safety and efficiency.
This position requires a combination of administrative and hands-on maintenance work. The employee must be able to perform a variety of moderate to high physical demands with or without reasonable accommodation.
Regular maintenance duties will be performed in residential environments serving individuals with serious mental illness and may include exposure to unpredictable or crisis situations.
Salary: $58,000 - $63,000

Maintenance Supervisor:

- Operations Management: Inspect, repair, and maintain offices and residential facilities. This can include regular maintenance of HVAC, plumbing, electrical, and facility systems and also include tasks related to unit maintenance and turnover such as: regularly inspecting for leaks, inspecting roofs for damage, servicing appliances, landscaping/mowing, snow removal, unit turnover repairs (e.g., painting, flooring), security systems, etc.
- Vendor Management: Negotiate contracts with external vendors and agencies, and purchase supplies.
- Compliance & Safety: Ensure compliance with all safety standards, building codes, and regulations.
- Asset Management: Maintain detailed records of maintenance activities, tools, and equipment.
- Reporting: Prepares and submits timely reports to the Housing Director.
- Leadership: Supervise, train, schedule, and motivate maintenance staff while fostering a culture of safety.
- Strategic Planning: In collaboration with team and Housing Director, develops long-term maintenance goals, including preventative and predictive maintenance strategies to reduce downtime.
- Skilled or knowledgeable in a variety of specializations such as HVAC, electrical, carpentry, drywall, masonry, plumbing, mechanical, and automotive.
- Strong mechanical aptitude and ability.
- Ability to interact professionally with staff, vendors, and clients.
- Ability to plan, coordinate, and monitor the activities of others.
- Ability to motivate and provide clear instructions to staff.
- Ability to multi-task, establish priorities for self and team, and meet deadlines.
- Five or more years of maintenance experience is required, preferably in the construction industry.
- Two or more years of supervisory or lead experience is preferred.
- Experience in using a computer including Outlook, Word and Excel is required.
EDUCATON REQUIREMENTS: High school diploma or GED is required. Certifications and/or licensure in a maintenance trade would qualify.
Driving is an essential duty for this position. A valid driver's license is required.
